Senior Project Manager / Project Manager


Leads all aspects of the construction process for the project or projects, while serving as the main representative to the client.  They direct activities of the project team to safely complete the work on time, within the budget, and to the quality specified. Responsible for the leadership, development, and effective management of direct reports on the project team to ensure milestones and objectives are met. Drives the daily management, supervision, coordination and successful execution of the construction project to meet time and cost objectives with respect to contracting, scheduling, estimating, bidding and contract administration.


Essential Job Functions, Duties and Responsibilities:

  • Provides balanced and constructive feedback to team members to help lift performance and build capability.
  • Develops project cost planing and procurement strategy during pre-construction effort. Takes a lead role in managing the project to a cost plan.
  • Executes procedures and processes to meet financial, schedule, and performance goals for the project.  
  • During project execution, evaluates construction progress and team performance to ensure projects are built on schedule, within budget, adhering to safety and quality standards. Identify and act on corrective steps, if necessary, to mitigate deficiencies or minimize risk.
  • Plans, estimates, forecasts and controls revenue and costs, so project delivers profitable outcomes and protects client and company interests.
  • Facilitates discussions with Project Executive to identify commercial departures/qualifications. Identifies the best way to manage and control contract risk. Ensures timely and accurate commercial and risk data management is conducted throughout the project's duration.
  • Ensures that an understanding of customers' unique needs, requirements and values is communicated across the broader team.
  • Promotes the growth and development of client, consultant, subcontractor, and vendor relationships.
  • Works closely with President and/or the Project Executive to support the identification, pursuit and acquisition of new work and/or repeat work from clients.
  • Possess a working knowledge of all projects plans, specifications, and shop drawings, submitting RFI's as necessary.
  • Conduct buy-out of packages including writing scopes of work, assembling packages, preparing and negotiating contracts.
  • Ensure that the TAG values, including safety, sustainability, and diversity are clearly explained to and understood by all. Set clear expectations to adhere and enforce them.
  • Possess thorough knowledge of all contracts. Immediately raise and address and non-compliance.
  • Ensure daily correspondence and relevant documentation is thoroughly and timely logged per the project's documentation plan.
  • Prepare and negotiate change orders with the Owner, subcontractors, and others, having collected the costs for the changes and thoroughly analyzed them.
  • Maintain working relationships with the Owner, architect, engineers and subcontractors to facilitate construction activities. Organize, conduct and represent the company at project coordination meetings at regular agreed upon intervals.

Typical Tasks:

  • Manage and review vendor deliverables and material submittals reports.
  • Review and approve subcontractor, vendor payment applications, and miscellaneous invoices.
  • Assist Accounting in ensuring timely and accurate billings, along with collecting accounts receivables.
  • Manage the project closeout process.
  • Self-perform cost forecasts.
  • Project scheduling / statusing.
  • Procurement of trades, GC's and materials needed for their respective construction project(s).
  • Obtaining authorization to award subcontracts over $50K.
  • Providing a buyout log and procurement strategy on each project.
  • GC cost forecasts.
  • Project profit forecasts.
  • Perform site and safety inspections of their respective projects.
  • Obtain, review and process subcontractor and Owner change orders.
  • Manage the RFI and Submittal processes on their respective projects.
  • Ensure all Owner notifications are being done in accordance with the Owner Agreement.
  • Assemble and submit timely EOT requests to the Owner as applicable.
  • Primary Owner contact for their respective projects.
  • Manage the systems for their respective projects (Prolog, PlanGrid, P6).
  • Responsible for the Quality Program on their respective projects and that the Team is adhering to it.
  • Maintains a current cost position on their projects with forecasted total anticipated project cost.
  • Responsible for timely submissions and processing of project pay applications with the Owner.
  • Mentoring
  • Provide look ahead schedules for upcoming self-perform work required on their respective projects.
  • Support periodic pre-con efforts.
  • Hold project kick-off meetings
  • Hold project post-mortem meetings.
  • Lead MEP coordination and BIM efforts on their respective projects.
  • Support marketing and business development efforts for the company.
